Title insurance will be added to your monthly payment and you'll be required to have homeowner's insurance. It's tempting to want to get the largest or nicest house your lender qualifies you for. However, if there is no money left over for family emergencies or emergency repairs after you pay your mortgage, the larger or nicer home may feel like a weight around your neck. Add up the following items to get a true picture of what your new home will cost monthly: Your other current monthly bills, including all credit card and loan payments, car payments, etc.; Your projected utility payments (ask your realtor to ask the seller or the new neighbors to share what they pay each month, and don't forget garbage and water as well as electricity and gas); Yard maintenance; New furniture; Window coverings; Floor coverings if you plan to change them; and Cost of any new appliances you'll need. By being realistic about your total monthly expenditures in the beginning and monthly, you'll be sure that you aren't over-extending yourself.
